Choosing the Right Foam for an Old House
Spray foam insulation is two liquid components mixed at the spray gun. It expands as it lands, bonds to the surface and cures in place, so it both insulates and seals. In the older homes that make up much of New Philadelphia, where close to 30% of houses predate 1940, those qualities matter most in specific spots: the rim joist, damp foundation walls, rooflines without an attic and walls that are open for a remodel.
Closed-cell
Closed-cell foam is rigid and dense, with HomeGuide placing it at about R-5 to R-7 per inch. It does not soak up water and, at normal thickness, slows vapor, so it can sit against a cool foundation without trapping moisture. That makes it our default for rim joists, sills, basement and crawl space walls, roof decks and the inside of steel buildings.
Open-cell
Open-cell foam is softer and costs less per inch, about R-3.5 to R-3.7. It expands to fill odd cavities, seals air well and absorbs sound. We use it in open stud walls, between floors and in some roof assemblies, but not on masonry or in places where moisture could collect behind it.
When we recommend something else
In a finished plaster wall, dense-pack cellulose usually beats foam on cost and risk. On a wide-open attic floor, sealing plus blown-in reaches R-49 or R-60 for less. We say so on the quote.
Safety
The house is vacated while we spray and for the cure period after; HomeGuide recommends at least 24 hours. The work area is sealed off, ventilated and cleaned before you come back.

Spray Foam Insulation Questions
Who manufactures spray foam insulation?
Two-part spray foam systems come from several national chemical makers. We choose products rated for the use and apply any thermal or ignition barrier the product listing and code require.
Can foam fix a cold floor over a crawl space?
Yes, either by foaming the crawl space walls and sealing the space, or by foaming the underside of the floor.
Is spray foam safe once cured?
Cured foam is inert; the precautions are for the spraying and curing period.
Will foam stop drafts at outlets?
In open walls, yes. In closed walls, dense-pack plus sealing outlet boxes helps.
